    Dean specialises in commercial real estate law.

    He has over 15 years’ experience advising clients across a range of sectors including the health and social care sector (both public and independent). Dean’s main area of focus is advising public sector clients in and around London.

    Dean has significant experience advising on large scale leasehold and freehold disposals and acquisitions. He provides early advice on ways to mitigate risk in public sector disposals and acquisitions. He also has significant experience in public sector development schemes involving residential, key worker, nomination, joint ventures and co-operation arrangements.

    Relevant experience includes advising:

    • An NHS Foundation Trust occupier in respect of arrangements concerning its occupation of a substantial central London property which granted the client the ability, via complex option arrangements, to acquire (in stages) capital interests in the building and ultimately the whole of the building. The transaction was completed in a tight timeframe allowing the client to achieve its financial objectives within the financial year.
    • The owner of a central London hospital in connection with its £100 million sale (in tranches) and leaseback arrangements. So that the property could continue to be used for the provision of healthcare services until such time as the owner’s development of other land had been completed.
    • Ashford and St. Peter’s Hospitals NHS Foundation Trust in connection with its multi-million £ disposal of land at the St. Peter’s Hospital site. Dean provided strategic advice many months before the property went to the market including on issues such as the Crichel Down Rules, NHS Improvement consents, business case, planning and easements.
    • A public sector client with its development of a central London health teaching facility. The client entered into a Forward Funding Agreement with a University which helped fund the project in return for the grant of a long leasehold interest subject to various options and restrictions.
    • Joint venture developments where the Hospital Trust contributes land and the development partner contributes cash, loans and development expertise.
    • An NHS Foundation Trust in connection with the development of key worker accommodation in partnership with a RP.
    • On an estimated £250 million disposal which will involve complicated funding, leaseback, option and phased payment arrangements.
    • Various Hospital Trusts on development of retail schemes.

    In addition, Dean is a member of Spectrum which is the voice of the firm’s LGBT employees, a network which exists to promote an inclusive and supportive work environment. He is also passionate about adoption and fostering. He sits on the fostering and adoption panel of the London Borough of Bromley.
