WHAT WE DO

Our real estate team strives to work with our clients from the outset to gain a deeper understanding of their business, the markets in which they operate in and their preferred outcomes. We aim to deliver tailored practical and comprehensive advice, taking into account that knowledge and insight and with the benefit of over 25 years’ experience advising on commercial and residential property transactions. Our pragmatic and commercially minded approach allows for an effective, reliable and client-focused service.  

Our dedicated team has extensive expertise advising in all areas of commercial leasing, investment and development (including acquisitions and disposals), landlord and tenant matters, asset management, title remediation and licensing for clients operating in a wide range of sectors. We deliver our service through an integrated team both in Ireland and the UK acting for both domestic and international investors, developers, occupiers, corporates, landlords and tenants across a full sector of commercial property transactions dealing with offices, industrial units, development sites, retail,  licensed premises, as well as large scale residential and mixed-use schemes, student accommodation and social housing.

Our team works across all aspects of the development and investment cycle from site acquisition, planning and development, management company structures, leasing and disposal with a focus on assisting our clients to maximise the potential of their involvement with the property in a timely manner.

Our leasing advice covers the whole life cycle of a commercial lease from negotiation to termination including dilapidations, lease variations, break options and forfeiture, with a focus on providing practical and cost effective solutions.

Our team’s collaborative approach means we draw in our corporate, litigation and other specialist teams whenever necessary to provide an efficient and seamless service with timely solutions for our clients. We also provide a range of real estate supports in connection with corporate transactions.

RECENT EXPERIENCE:

Our team’s recent experience includes:

• acting for a large Irish developer in both set up and sale of residential development sites and on the financing of social housing projects in Dublin City Centre
• acting for a student accommodation provider in the acquisition, development and onward sale of a 200+ bed scheme in Dublin City Centre
• acting for a well-known international restaurant chain in leasing of shopping centre and high street units and on licensing matters related to same to include managing the annual renewal of restaurant licences nationwide
• 10 years acting for the State body responsible for delivery of inward investment into Ireland involving acquisition, sales and leasing of, and ongoing management issues related to, industrial manufacturing and office facilities throughout the State
• acting for a significant food and drink distributor in connection with a landlord and tenant dispute related to renewal rights
• advising private individuals in sale of high profile investment properties
