Ben heads up our Residential Development team in Bristol.
He has worked extensively for residential, commercial and mixed-use developers throughout his career. His clients include national PLC house builders, commercial developers and public authorities involved in development and urban regeneration.
Ben’s development project work includes collaboration, option and conditional acquisition agreements, together with the drafting and negotiation of multi-phase, multi-conditional development agreements, joint venture agreements, remediation conditions, overage provisions, land assembly, asset management, disposals and leases.
Also, Ben is adept at anticipating, identifying and thereafter mitigating public law and other risk factors such as state aid, vires, best value, OJEU procurement and political, governance and constitutional issues.
Ben's recent projects have included:
Working on behalf of a joint venture of national PLC house builders, negotiating conditional contracts and option agreements to assemble a 3,000 unit site and associated infrastructure;
Working on behalf of a national PLC house builder, acquiring 100–200 unit sites from the Homes and Communities Agency across Bristol;
Working on behalf of a local authority, acquiring a 40 acre site for investment and future development;
Working on behalf of a housing association, an unconditional acquisition of a 19 hectare redevelopment site from a public body.
Ben is particularly experienced at working with a number of public and private sector stakeholders in any particular project, as well as alongside in-house teams, providing specialist advice and training.
He also advises high-street lenders in development projects and investment transactions, and so, when acting for the borrower or public sector partner, is adept at identifying the bank's likely requirements.
