Frances Keenan is a Real Estate lawyer in our Bristol office. She specialises in commercial and residential development work acting for developers and land owners.
She joined the firm as a trainee solicitor in 2006, and during her training contract spent 6 months in the Real Estate Development team and 6 months in the Real Estate Litigation team. Frances then qualified into the health and public sector real estate team in Bristol in September 2008.
Since qualification, Frances has acted for clients in freehold acquisitions and disposals, the granting and acquisition of leasehold interests, lease assignments and licences, wayleave and option agreements, and has also reported to clients on title issues and prepared certificate of titles for lenders.
Frances specialises in health and public sector commercial property transactions acting predominantly for NHS Trusts including Oxford Radcliffe Hospitals NHS Trust, NHS Foundation Trusts and PCTs, such as NHS Hampshire and Portsmouth City Teaching PCT, as well as for Her Majesty's Courts Service.
She has also been involved in the real estate aspect of several Building Schools for the Future projects, acting on behalf of local authorities as well as for contractor bidders.
In addition to acting for health and public sector clients, Frances also has private sector experience and has recently acted for a developer client by assisting on a large and complex development project worth in excess of £40m for a retail store in Wales.
Frances's day-to-day work involves drafting and negotiating option agreements, conditional sale agreements, multi-conditional development agreements, overage provisions, collaboration and joint venture agreements, land assembly, asset management, acquisitions, disposals and leases and dealing with and resolving, complex title issues.
